Did you know that homeowner’s dues vary with different properties in Harbour Point?

Properties in Harbour Point have different dues schedules depending on the location within the neighborhood and whether or not there is a boat slip with the property.  There is a base HOA annual fee that all homeowners must pay.  This base fee covers things like general maintenance and operation of the pool, clubhouse, tennis courts and private roads within the gated community.  Weekly garbage collection is also included.

Owners who have a boat slip pay an additional annual fee to maintain and operate the docks which have electricity and city water at every slip.  There is also an additional dock option for those with larger cruisers to have a 30 amp electrical service installed at the slip.  Certain Estate homes also are included in a common septic system that requires operation of a pump system and regular maintenance.  All Villa owners are on a common septic system.   Landscaping for all Villa owners is included as well.  Each of these extras is calculated into the HOA dues paid by each owner.  For 2017 the breakdown of potential dues is as follows:

The Summer Grille at Harbour Point is Open!

The Summer Grille is now open from 11:00-3pm Friday, 11:00-4:00 pm Saturday, 11:00-3:00 Sunday. We will have later hours this Sunday, staying open until 6:00pm. We will also be open from 11:00-3:00 Monday, Memorial Day! The Grill telephone number is 678-971-4165. Feel free to call ahead to place an order for lunch at the pool OR to place a “take-out” order for an afternoon of boating on the lake.

Favorable Property Tax Rates in Retirement

Hall County offers excellent property tax benefits for property owners over age 62.  There is a graduated reduction in the school tax portion of property taxes that is maximized at age 70 regardless of age.  Below are the highlights of the school tax exemptions that can begin at age 62.  Download the complete list of all property tax exemptions- Hall County Tax Exemptions.

Total school tax exemption

• 70 years of age on or before January 1 of the year in
which you apply for and qualify for school tax
exemption (must apply by April 1)
• Proof of age required
• No income qualifier
• We will automatically grant this exemption if we have
your date of birth in our database.

Senior citizens exemption

• 65 years of age on or before January 1 of the year in
which you apply – and
• Household income from social security and other
retirement pension does not exceed $63,408
• Net earned income from sources such as interest,
rental property or work does not exceed $10,000
• Reduces your taxable value by your standard homestead
exemption plus $2,000 plus $30,000 on the
portion to which school taxes are applied

Partial school tax exemption

• 62 years of age on or before January 1 of the year in
which you apply – and
• Household income from social security and other
retirement pension cannot exceed $63,408
• Net earned income from sources such as interest,
rental property or work does not exceed $25,000 for
the previous calendar year
• Reduces the taxable value by your standard homestead
exemption plus $30,000 on the portion to which
school taxes are applied
